What is this project about?

Aura Holdings, in partnership with the Anglican Church Southern Queensland, has submitted a development application to Brisbane City Council to create a thoughtfully designed retirement living community at 233 Milton Road, Milton.

Located on the historic grounds of St Francis Theological College, the proposal includes 76 independent living units across three mid-rise buildings, along with a range of shared facilities for residents, the Church, and the wider community.

This development offers an opportunity to address the growing need for retirement housing in inner-city Brisbane while celebrating and protecting the site’s rich heritage.

What will it do?

The development includes:

  • 76 independent living units across three buildings (4 to 6 storeys)

  • Communal facilities such as a pool, gym, library, private dining, consultation rooms, and wellness spaces

  • Shared function rooms and meeting spaces that can be used by the Church, the College, and the broader community

  • Sensitive refurbishment and protection of the heritage-listed Old Bishopsbourne, Chapel of the Holy Spirit, and surrounding gardens

  • Landscaped open spaces including a central courtyard, deep planting, and vertical greenery

  • Basement-level parking for residents and visitors, minimising surface-level traffic

What Are the community concerns and impacts?

Height and Scale: Buildings have been designed to step with the site’s natural topography and are set back from residential boundaries to preserve privacy and minimise visual impact.

  1. Heritage Protection: The development has been designed in close consultation with heritage experts to complement, not overwhelm, the historic buildings. Important elements like the Old Bishopsbourne and stone terraces will be retained and enhanced.

  2. Air and Noise Impacts: Independent studies confirm the site meets health and amenity standards, even with the nearby XXXX Brewery.

  3. Traffic and Access: Vehicle access will be via Baroona Road, with basement car parking to reduce traffic through the college and surrounding streets. A traffic management plan supports these arrangements.

  4. Community Access: Church and college operations will continue, and some spaces will be available for shared use by community groups.
